Buying property in Italy

Stella Polare is not a real estate agency. We do not sell, advertise or represent properties, and we do not act on behalf of sellers.

We provide administrative and organisational services exclusively for property buyers and represent their interests throughout the purchase process, from defining the client’s requirements and identifying suitable properties to viewings, negotiations, coordination of professional checks and notarial completion.

After the purchase, where required, we can also coordinate the connection or transfer of electricity, gas and water services, as well as renovation works.

Buying property in Italy requires more than finding the right home

For an international buyer, identifying a suitable house or apartment is only the first step.

A property purchase in Italy may involve an estate agent, the owner, a notary, a surveyor, a lawyer, a translator, a bank and a tax adviser. Each party is responsible for a specific part of the transaction, but no one automatically oversees the entire process from the buyer’s perspective.

Before any binding document is signed, the buyer should understand the property’s legal and technical status, the total cost of the purchase, the terms of the offer, deposits, deadlines and any matters that remain unresolved.

Stella Polare coordinates the process on the buyer’s side, brings the relevant professionals together and keeps the client informed, so that each decision is made with a clear understanding of the property, the required checks, the expected costs and the next steps.
Working exclusively for the buyer
The service may cover the entire purchase process or begin at a later stage, depending on when the client contacts us.

Stella Polare works exclusively on the buyer’s side. We organise and coordinate the purchase process, communicate with agents, owners and the professionals involved, clarify the terms and practical aspects of the transaction, and keep the client informed at every stage.

Legal, notarial, tax and technical services requiring professional authorisation are provided separately by the relevant licensed Italian professionals. We coordinate their involvement where required.

    Buyer brief and purchase strategy

    We begin with a detailed questionnaire and discussion of the buyer’s priorities, budget, intended use of the property, preferred locations and practical requirements.

    Targeted property search

    Following a detailed questionnaire, we prepare a shortlist of up to 10 properties that closely match the agreed criteria. Before including a property, we review the available information and clarify its current availability where possible. Unsuitable listings are not added simply to fill the shortlist.

    Communication and viewings

    We communicate with estate agencies and property owners, request the necessary information, clarify the terms of sale and arrange appointments. The complete property purchase service includes up to two in-person viewings of selected properties.

    Coordination of professional checks

    We coordinate the review of ownership documents, cadastral and planning records, technical condition and other matters relevant to the purchase, involving the appropriate licensed professionals where required.

    Offer and negotiations

    We communicate the buyer’s position and assist with negotiations concerning the price, deposits, conditions, deadlines and other terms before the buyer signs a binding document.

    Notarial completion

    We coordinate preparation for the notarial deed, communication with the notary and other professionals, signing arrangements, payment formalities and the handover of keys and possession.

Notarial fees, estate agency commission, taxes, translations, separate legal, tax and technical services, travel and other third-party expenses are paid separately.

  • For buyers who found a property before contacting us but need help communicating with the agent or owner, obtaining information, arranging a viewing and negotiating the proposed terms. We also coordinate the necessary checks and next steps before any binding document is signed.

  • €5,000 fee paid in three stages: €2,500 + €1,500 + €1,000

Where required, we can coordinate the transfer or activation of electricity, gas and water contracts, internet installation, communication with the condominium administrator and other practical matters connected with taking possession of the property.

We can also coordinate renovation works and communication with local architects, surveyors, contractors and other professionals.
